Payment & Cancellation Policy

Direct booking payment terms, card verification guidelines, and refund schedules. All values are in USD.

Reservation Deposits & Balances

• A 50% deposit payment is required to secure and lock calendar dates. The outstanding 50% balance is auto-billed 30 days before arrival.
• For reservations booked within 30 days of check-in, 100% full payment is due immediately upon reserving.
• We support Visa, Mastercard, American Express, and Discover. Your payment receipt and banking statement descriptor will appear as Bonaire Beach Villas (BBVS, LLC).

Cancellations & Refund Schedule

• 60+ days prior to arrival: 100% full refund returned, less a 3.0% merchant terminal transaction fee.
• 30 to 59 days prior to arrival: 50% refund issued.
• Within 30 days of arrival: Completely non-refundable.
• Late check-outs, early departures, and travel no-shows are entirely non-refundable.
• All cancellation notices must be submitted in writing through our contact page.

Date Amendment Requests

One date reservation change is allowed up to 30 days before arrival, subject to calendar availability and nightly seasonal rate adjustments.

Refund Processing Timeline

Approved refunds are processed back to the original card or bank account within 10 business days of written cancellation approval.

Incidentals & Security Deposits

A credit card authorization hold or security deposit is required prior to arrival. Pre-authorizations are released within 14 days of check-out, pending property inspection for damages or missing inventory.

Travel Protection

Because direct bookings lock custom oceanfront estates months in advance, we strongly encourage guests to purchase comprehensive travel insurance policies to safeguard against unforeseen cancellations.

Force Majeure Exceptions

In the event of severe weather warnings, air travel shutdowns, or other force majeure events, we will work with guests to reschedule stays; monetary refunds remain governed by the schedules listed above.
